Painting a New-Build Home

Just moved into a new build and want the walls done properly, not just once the year is up?
Decorating a new build is usually straightforward once you’ve cleared three checks. Log defects, confirm the substrate is dry and check what your own documents allow. Moisture, ventilation, material and developer instructions matter more than a universal waiting period.
By the end, you will have a first-paint checklist. It works whatever your own developer advises.

Is It OK to Paint a New-Build House?
Yes, once three checks are done.
- Defects. Logged before decorating starts
- Substrate. Tested dry, not just judged by eye
- Documents. Your own developer paperwork checked for anything that blocks decorating
Skipping any of those checks doesn’t make the paint job wrong. It just makes any later problem harder to trace back to its cause.
How Long Should You Wait Before Painting a New-Build Home?
There’s no single safe wait that applies to every house. Material, moisture, ventilation and developer instructions all decide the real answer.
Test the wall itself before trusting a stated number of months. A dry-looking wall in a poorly ventilated room can still be holding moisture.

Does Painting Affect the Warranty?
Check your own developer documents and warranty provider for the definitive answer. This page offers no legal reading of a specific policy.
Structural cover and cosmetic decoration usually sit in different categories. The exact wording still varies between providers.
The warranty question is answered. What’s on your walls right now is the next thing to check.
Ask Daffodil Decor to check your new-build walls are actually ready to paint.
What Paint Works on Plasterboard and Fresh Skim?
The right system follows the actual substrate in front of you, not the label “new build.”
Fresh plasterboard skim needs its own mist coat before a full topcoat, just like plaster does. See our mist coat ratio guide for getting that ratio right.
Where a wall already carries a developer finish, match the new coat to what’s already there. Don’t assume bare plasterboard sits underneath.
How Do You Deal With Settlement Cracks?
Some movement is normal in a new build’s first year. No decorator can promise a crack-free wall forever.
Document any cracking and repair it at the right stage, once the worst of the settlement has passed. Repeated cracking in the same spot is worth raising with the developer, not just repainting over.
Do Factory-Finished Skirting and Doors Need Different Paint?
Yes, usually. Factory-finished skirting and door sets are usually a durable, pre-catalysed paint. Ordinary trade gloss won’t key to that finish.
Matching or overcoating that finish needs different prep and product to the walls around it. Sanding and a specialist primer are the usual route, not a straight coat of standard gloss.
Can You Wallpaper a New Build?
Sometimes. Wallpaper adds its own substrate and movement considerations on top of the paint decision.
A wall still settling can pull wallpaper seams apart in ways that wouldn’t show under paint. Waiting a little longer before papering is often the safer call.
The first-paint checklist is complete. Checking your own house against it is the only thing left.
